Standard Operating Procedures

For prospective homebuyers and renters, as required by New York State.

New York State (19 NYCRR 175.28) requires real estate brokers to adopt and post Standard Operating Procedures (SOPs) for the purchase and rental of residential real property. The following describes how Crown Royal Realty, LLC works with prospective clients.

Required Disclosures

Crown Royal Realty does not require prospective clients to:

  • Show identification. Prospective buyers and renters are not required to show identification before being shown a property. (We may request identification at a later, appropriate stage, e.g. to enter a secured building or execute an agreement.)
  • Sign an exclusive brokerage agreement. Prospective clients are not required to sign an exclusive buyer- or tenant-broker agreement before receiving our services.
  • Provide pre-approval for a mortgage loan. Prospective buyers are not required to provide a mortgage pre-approval or proof of financing before being shown a property (sellers or specific properties may impose their own requirements).

  • We treat every prospective client with honesty, fairness, and respect.
  • We comply with all federal and New York State fair housing laws — see our Fair Housing Notice.
  • Any pre-conditions to a showing will be communicated clearly and applied consistently.
